The Construction Sequence
The following construction sequence will be followed when we build your home. The type of construction, for example block, brick veneer or timber frame may result in minor changes to the order. Generally, the construction sequence is as follows:
≥ Approvals - Planning, building and water authority approvals as well as the relevant insurance are all obtained at this stage.
≥ Site Works - Where the building is to be located, the block is cleared, levelled and compacted.
≥ Survey - A surveyor will mark out corners of the building with pegs.
≥ Footing and Slab - Footings are dug and appropriate steel reinforcement is placed. Concrete is poured via a concrete pump; all plumbing electrical pre-lays and termite protection are completed before the slab is poured.
≥ Timber Walls and Roof Framing - Wall frames are marked out on slab. Kordon Termite Barrier is then laid around all external edges of slab. Construction of timber frames and roof trusses are by carpenters.
≥ Roof Plumbing - Fascias and gutters are installed.
≥ Roof Cover - Roof battens are then fitted tiles or Colourbond roofing sheets are laid.
≥ Plumbing, Electrical and Air Conditioning- All pipes and wires that need to be ducted through the frames and trusses are installed. Plumber will install downpipes after brickwork and render.
≥ Carpentry - Baths, timber jambs, aluminium joinery, builders paper and external cladding is installed.
≥ External Cladding - Cladding is fixed to the external frames to enclose the dwelling. Using lightweight cladding materials reduces energy and material consumption.
≥ Internal Plastering - The plasterer will line the walls and ceilings in Gyprock, and then they will set and cornice all Gyprock.
≥ Garage Door - The garage door(s) are installed.
≥ Rendering - Renderers will float render on all external walls as per plan.
≥ Carpentry- The fixing carpenter will install doors, shelving, skirting, architraves and soffits.
≥ Joinery Work- The joiner will install kitchen, bathroom and laundry cabinets.
≥ Tiling - The tiler will lay all external and internal areas, water proofing to wet areas must be completed prior to tiling.
≥ Painting - The painter will complete all internal and external paining. On two storey hoes, the painter will have painted all external, high work before scaffold is removed.
≥ Plumbing - The plumber will fit the taps, gas fitting, toilets, hot water units, etc.
≥ Electrical- The electrician will fit the switches, lights oven, hot plate, fans, etc.
≥ Air Conditioning -The air conditioning installer will fit all air conditioning units.
≥ Carpentry - Carpenters will fit all door furniture, towel rails, toilet roll holders ad clothes lines.
≥ Glazers - Glazers will fit all windows, shower screens, mirrors, and adjust all aluminium joinery.
≥ Final Site Clean - All rubbish is removed and site levelled. There should be several site cleans during construction.
≥ Landscaping - If allowance is allocated for landscaping, this will take place at this stage.
≥ House Cleaning - The internal house clean includes sweeping and mopping floors, dusting cupboards and drawers inside and out, washing down all glass and removing all stickers from construction materials.
≥ Final Completion Inspection - Once the building is practically completed, it will be inspected by the owner and builder supervisor together. Any items requiring attention are listed and the builder will rectify these within a specified time.
≥ Handover - Keys are handed over to the owner when the final account is paid.
