With a house and land package, you have two contracts, one for the land and one for constructing a building on the land. Both of these contracts need to be signed by the home owners, before work can commence on your new home. The building contract will include costs for the main fit out of your home, so at this stage, you need to decide on your fixtures, fittings and colour schemes, so they can be factored into the overall costs (Prime Costs or PC costs) of the build.

Once these contracts are signed, the builder will submit the plans for your new home to the Building Certifier and the local council for approval.
You won’t see much activity on your land at this stage, but once this approval has been granted, the builder can commence the construction phase of building your home.
Let’s look at the four stages of building a new home:
1. Laying the foundations
This is one of the most exciting times in building your new home and is when you can actually see the outline of your new home on your land. At Thompson Sustainable Homes we lay a waffle pod slab, which has minimal impact on the environment and was the winner of the Engineering Excellence Award from the Institution of Engineers in Australia.
This is also the time when the electrical meter box is installed, as well as necessary plumbing and stormwater drainage that needs to be fitted either
under or through your slab.
2. Erecting the frame
Once your slab is laid, inspected and the concrete is cured, the builder will begin to erect the frame of your new home. This includes the walls and roof
frames and is where you will gain an appreciation for the size and layout of your home and you can start imaging your family living in your new home.
3. Reaching the lock-up stage
At this point, the frames are all erected and the walls are being built, the roof and guttering is in place and the windows and doors are all installed.
In essence, your home can now be locked to keep it safe. Now is the time that all of the electrical cabling can be installed, as well as the lighting,
flooring, kitchen and bathrooms, and the walls, interior doors, base boards and cornices can be painted.
4. Completion and handover stage
When your new home has reached the stage of ‘practical completion’, this means that all of the building work has been completed (in accordance with the
contract) and the house is deemed suitable for human habitation. At this point, the home is handed over to the new home owners, however it is important
that you perform a pre-handover inspection a week before the date of handover.
This is where you can insure that all the building works have been completed and address any outstanding issues. It is important that you make a list of any defects at this time, discussing these with your builder and organising a time for these finishing touches to be completed.
Your builder should give you the following documents:
- The practical completion certificate.
- Certificates of inspection for the slab, frame, waterproofing, etc.
- Any product warranties.
- Any documentation provided by service providers, such as gas, electricity, water, sewerage or telephone.
Final payment is made and you can now move into your brand new home and begin enjoying your new lifestyle.
